BOOKING TERMS AND CONDITIONS

star.gifALL RENTALS ARE SUBJECT TO THE FOLLOWING :

1. Booking : The applicant who must be at least 21 years of age accepts these conditions on behalf of all members of the party. The occupancy level agreed at time of booking must not be exceeded without owners permission.

2. Deposit and payment of balance : 

The reservation deposit of £100.00 / $150.00 per week is payable at time of booking and is non refundable. Payments can be made online via Paypal or by cheque / check. dates will be reserved for 7 days to receive deposit. The full balance is due no later than 8 weeks prior to arrival date. If the balance remains unpaid less than 8 weeks prior to arrival date the owners reserve the right to cancel the booking , in this event all deposits will be forfeited.

3. Additional security deposit :

A refundable security deposit of £175.00  /  $300.00  per week is payable with the balance, this is required to cover breakages or damage to the premises, and or its contents, missing items or additional cleaning costs ( ie - stains or spillages on carpets or furniture ) the security deposit will be refunded 14 days after departure and after report from management. Alternatively credit card details can be submitted to management after arrival. 

4. Cleaning

Although the premises will be cleaned after your departure, it must be left in a reasonable condition. Should the property require extensive cleaning, the owners reserve the right to withold any additional charges for this service from the security deposit.

5. Check in / check out

The premises will become available after  4pm  on the day of arrival and must be vacated by 10.30 am on the day of departure. The premises will be cleaned prior to your arrival and after your departure, should a mid-stay clean be required this must be requested at the time of booking, and paid for prior to commencement of your stay,.

6. Safety

An adult must supervise children in the pool area at all times, the pool area is equipped with a child safety fence which can be easily removed at the guests risk.

Glass and breakable crockery must not be taken into the pool area. Appliances must not be left unattended at anytime, this includes all kitchen and laundry appliances, also televisions , video or DVD equipment. The owners or the management company accept no liability for any loss of or damage to any personal propertry resulting from unattended appliances or equipment.

 7. Cancellations by client : 

If the client cancels after the booking is confirmed the following charges apply.

More than 70 days notice of cancellation = deposit only

45 - 70 days notice of cancellation = 50% of total rental rate.

Less than 45 days notice of cancellation = 100% of total rental rate.

Clients are advised to take out adequate travel insurance as a precaution to ensure they and their party may be reimbursed should they need to cancel the booking.    

7 ( a) Cancellation by owner :

 Should the owners require to cancel the booking for whatever reason, all sums paid by the client including deposits will be refunded to the client immediately on notification of the cancellation, no additional claims will be considered in this event. Should the property be transfered to new owners the booking will transfer to the new owners along with all sums collected. In the event that the booking cannot be transfered to a new owner the client will be offered a full refund of all sums paid, or a similar or better property will be provided at no additional cost to the client.     

8. Complaints

Should a problem arise relating to the premises, the client should, in the first instance contact the management company,contact details can be found at the villa. The management company must be allowed access to the premises as necessary to inspect and consider the nature of any complaint by the client, failure to allow the management company access to the premises in the event of any complaint, will be considered a breach of this condition and no claim for compensation received from the client will be considered.  

9. Liability

 The property is privately owned and the owners and their management company accept no responsibility for personal injury, accidents, loss or damage to persons or personal effects however caused. 

10. Pool & spa heat or failure :   Should the pool or spa heat fail during your stay, refunds will be given for the number of days the heat was not available, or the spa was not operational, refunds will be pro rata the amount paid by the client,  no other compensation will be given.  

11. Force majeure : The owners accept no responsibility or liability whatsoever, for any loss or damage or alteration to the terms of the booking affected by matters over which the owner has no control, including but not limited to : hostilities, strike or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, technical problems with transportation, flight delays or cancellations, epidemics, weather conditions, government action or other circumstances amounting to ‘Force Majeure’.

12. Pets

No pets of any description may be taken into or kept in or on the property by our clients or their visitors.

13. Smoking :

  Smoking is allowed in the pool area only we expect all guests to adhere to this condition for the comfort of future guests. We reserve the right to withold part, or all of the security deposit from any guests deemed by management to have flouted this condition.
